Franklin Office Has Moved to 307 North Center Street - Robertson County Title Building
Please note that effective July 30, 2015 that our Franklin Office has moved to 307 North Center Street in downtown Franklin across from the Courthouse. We are located in the old Guaranty Title Company building. Robertson County Title purchased Guaranty Title Company on July 23, 2015.

Client's Royalty Interest in 2,000 Acres with Value Exceeding $5,000,000.00 Affirmed by the 10th Court of Appeals
The law firm of Palmos, Russ, McCullough & Russ, LLP recently successfully represented a client in a declaratory judgment suit against claims by other parties pertaining to the ownership of a royalty interest in and to approximately 2,000 acres of real property involving more than $5,000,000.00 in royalties. Bryan F. Russ, Jr. filed and argued a Motion for Summary Judgment on behalf of the firm’s client and the trial court granted the summary judgment. The opposing parties thereafter filed an appeal with the 10th Court of Appeals. Molly A. Hedrick and Bryan F. Russ, Jr. filed a Response to the appeal in support of the trial court’s ruling. After consideration, the 10th Court of Appeals affirmed (upheld) the lower court’s ruling. Thereafter, the opposing parties filed a petition for review with the Texas Supreme Court; however, the Texas Supreme Court denied the appeal. Successful Defense of Client Sued in District Court Upheld by the 10th Court of Appeals
Bryan F. Russ III recently defended a client sued in District Court for trespass, nuisance, negligence, rescission and restitution of an underlying sale of real property and for the imposition of a constructive trust. The District Judge ruled in favor of the Defendant and against the Plaintiff on all causes of action. The Plaintiff thereafter appealed the case to the 10th Court of Appeals. Recently, the 10th Court of Appeals issued the following decision affirming the decision of the trial court finding in favor of the Defendant as to all issues:

BridgeTex Pipeline Company Seeking to Acquire Easements
BrideTex Pipeline Company is proceeding with the construction of an approximately 20 inch pipeline across central Texas. BridgeTex will be seeking to condemn a route for their pipeline across the property of local landowners. It is anticipated that the pipeline will cut directly through parts of Milam, Robertson and Brazos counties. Union Pacific Possibly Seeking to Condemn Thousands of Acres of Land for New Rail Yard in Mumford, Robertson County, Texas
Union Pacific has recently begun speaking with local lawmakers about possibly acquiring several thousand acres of land in Mumford, Texas for the purpose of building a new large rail yard. It is unclear at this juncture as to whether Union Pacific has made a determination regarding the final location of the rail yard. Should Union Pacific ultimately decide to locate the rail yard in Mumford, Robertson County, Texas, then it will be seeking to acquire property through its use and exercise of the power of eminent domain.
